Our client who had a Asphalt roof laid in a communal block building in Canvey Island Essex, had several issues with rain water ingressing into the property, despite having previous repairs to the roof. The roof was blistered and had cracks to the up stands and the roof was at the end of its lifespan. however the client was not financially in the position to afford a new roof and had asked us for a solution. We went and surveyed the roof and listed the issues to the client. The solution we offered after coil testing the roof in areas was for a overlay system as the substrate and make up f the roof was still sound. This enabled the client to have the benefits of a Danosa torch on roof system but without the costs associated with the removal if the asphalt roof covering and costly insulation ,which now when renewing a flat roof you have to comply with the 2006 heat loss building regs to achieve the standard u values. By carrying out the roof this way it is classed as refurbishment so compliance to the heat loss reg is not compulsory.
This flat roof that we fitted comes with a 15 year guarantee however with this system there is also a 10 year and 20 year available. Overlay systems are available by numerous manufacturers in EPDMs, liquids, plastic heat welded systems etc. but the torch on bitumen systems is usually the most economically viable when working with in a budget
